Milton planners to discuss office park March 19

Plans call for 44-building complex with attached storage units

A proposed 44-building office park on a 5-acre parcel near Milton Quick Stop is set to be discussed by the Milton Planning and Zoning Commission at 6:30 p.m., Tuesday, March 19, at the Cannery Village clubhouse.

The proposed project would comprise office buildings with storage units attached, similar to those on Blue Bird Lane in Rehoboth Beach. The buildings would surround a stormwater retention pond in the center of the parcel. The complex is planned for the corner of the parcel, in between Cedar Creek Road and Mulberry Street Extended, and will be adjacent to the proposed Royal Farms, which would be at the corner of Route 16 and Union Street Extended. Access to the parcel would come via Cedar Creek Road. It would have a private driveway that could accommodate small box trucks, trash trucks and emergency vehicles. 

According to site-plan documents filed with the town, applicant Route 16 Five LLC anticipates filing for a variance regarding parking requirements. According to the documents, the Mulberry Street right-of-way was shifted 15 feet onto the site due to recent coordination with the Delaware Department of Transportation. 

“Moving these parking spaces out of the setback would require significant redesign and likely eliminate buildings,” according to site designer Brandon Mace. 

The office park has been in the works for several years. It is part of a larger 7-acre parcel that was annexed in December 2020. The property was partitioned in July 2021, with 2 acres devoted to Royal Farms and the other 5 acres set aside for office space. The property is zoned C-1 commercial.

Federal Street, Granary Phase 1 site plans on agenda

Planners will discuss two other applications.

First, the commission will conduct preliminary site-plan review on an application for a mixed-use development at 100 Federal St. Plans call for a three-story building with commercial space on the first floor and 12 residential apartment units on the second and third floors. 

The commission will discuss final site-plan approval of Phase 1 of the Granary at Draper Farm development. This phase calls for 175 residential units on the northwest corner of the property, located on Sand Hill Road. The Granary is planned for 1,350 units built over a 20-year period.
