Milton planners grant extension for YourSpace storage facility

Plans delayed due to traffic studies

The Milton Planning and Zoning Commission unanimously granted a one-year extension on preliminary site-plan approval for a planned Route 16 storage facility.

Peak Management LLC asked for the extension March 19 due to delays in the traffic plan for the planned Royal Farms store that would be located across the street, said architect Kent Usab. The Royal Farms project’s traffic impact study, which would also affect YourSpace and a planned office park in that area, is still under review by the Delaware Department of Transportation. The Royal Farms would bring with it several traffic improvements, including turn lanes on Route 16 and improvements to the intersection of Route 16 and Union Street Extended. The layout of the entrance to Royal Farms would affect the entrance to YourSpace. 

Usab said plans for YourSpace were coordinated first to work in tandem with Royal Farms, but plans have also been developed to be independent of the Royal Farms, which would require a relocation of the entrance. He said Peak Management has received approvals for the project from the State Fire Marshal’s Office and other state and local agencies. 

Peak Management is seeking to build a self-storage complex that would include a 109,000-square-foot, three-story main building, along with a garage, office space and a one-story, 2,400-square-foot accessory building for additional self-storage. The company has 11 storage facilities, primarily in Baltimore and Frederick counties in Maryland, with this to be its first in Sussex County. 

The main building, which fronts Route 16, would be 39 feet high, and include a center drive aisle leading to offices in the rear with parking around the main building. Plans call for two stormwater management ponds on each side of the property facing Route 16 and a retention pond in the rear of the parcel, adjacent to several homes that back up to the parcel.
